MAY 2021 – The classic saying in real estate is “Location, Location, Location.” Everyone who buys a home knows that where homes are located—by market, by neighborhood, and even by block—can cause wide variation in what they will list and ultimately sell for.

Changes in the real estate market during the COVID-19 pandemic have shifted some of the calculus when it comes to choosing both the location and the particular home. On the one hand, low interest rates have increased the amount of money buyers are willing to spend, as evidenced in part by the ratio of contractor-built to owner-built housing starts. When interest rates are high, many potential buyers opt to build their own home as a way to save money, pushing the ratio down. Conversely, when interest rates are low, buyers are more willing to pay a premium on a home that someone else built, and the ratio rises.

MAY 2021 – In today’s red-hot housing market, fewer states are hotter than Texas. The state’s biggest and brightest cities are seeing an influx of new residents from all over the country. Texas as a whole was the nation’s third-fastest growing state over the last decade, according to the most recent census — gaining nearly 4 million residents.

With the market as competitive as it is, it’s hard to buy a house in Texas that has everything you want for the right price. If you’re moving to the Lone Star State (or looking to leave the state’s most popular areas while the getting is good) you may want to find Texas’ hidden gems.

Orchard analyzed a list of Texas’ biggest cities and came up with a list of 15 best under-the-radar cities to live in. Under-the-radar cities are cities where the quality of life is high, the home prices are relatively low, and the market for home buying isn’t as competitive as in other parts of the state — giving homebuyers more options and leverage.

OCTOBER 2020 – The largest employer in Wichita Falls is the United States Air Force, with Sheppard Air Force Base located just a short drive from downtown. But this city situated 140 miles northwest of Dallas claims other distinctions, too.

Wichita Falls is home to the Professional Wrestling Hall of Fame & Museum, boasts the “world’s littlest skyscraper” and allows servicemen and civilians alike to really stretch their paychecks. Housing costs, for example, run more than 20% below the national average. Groceries, health care and transportation costs also are lower than the national average.

Just be forewarned that this North Texas city gets H-O-T in summer, with average highs of 97 degrees in July. Utilities tend to cost about 10% more than the national average.

#17 AFFORDABLE PLACES TO BUY A HOME DURING THE PANDEMIC

SEPTEMBER 2020 – The most affordable housing markets in the U.S. tend to be located in the South and Midwest, according to a new analysis from RefiGuide.org, a home refinance resource. For example, Youngstown, Ohio, topped the list as the most affordable place in the country, where the median household income in one year is more than the typical purchase price of a home.

On the other end of the spectrum, however, California tends to have the least affordable housing markets nationwide. Newport Beach, Calif., was the least affordable market in the country, RefiGuide found.

RefiGuide.org tracked two metrics in June—incomes and home prices—while analyzing the 609 largest housing markets in the country, then ranked the markets on affordability.

JULY 2020 – Wichita Falls, Texas ranks in the top eighth of cities in the study for five metrics: high school graduation rate, median annual housing costs, percentage of the labor force working 50 weeks or more per year, average commute time and average annual childcare costs. Part of Wichita County, it has the highest high school graduation rate (97%) of any city in our top 10 and the sixth-highest rate for this metric overall. According to Census data, in 2018, median annual housing costs were about $9,400, only about half of the labor force worked more than 50 weeks per year and the average commute for workers was roughly 15 minutes. Finally, the state of Texas has the 14th-lowest average annual childcare costs, at $8,193, of all 50 states and the District of Columbia.
